Do I Need Building Regulations Approval?Most "building work" is subject to control under the Building Regulations. This includes things such as new buildings, extensions, loft conversions, as well as removal of internal walls, replacement windows and garage conversions. Some changes of use are also subject to control for example, conversion of a dwelling house into flats. Alterations to commercial and industrial premises, including factories, shops and offices also need approval, even if the work only involves fitting-out of an existing office space. Where the premises are required to have a fire certificate, the Full Plans procedure must be used.
