Introduction of New Supplementary Building Control Charges
New charges have been introduced for a range of supplementary services offered by Solihull Council's Building Control Section. Homeowners who undertake building work often fail to obtain a Completion Certificate. From the 31st January 2007, a fee will be payable to re-open archived cases for the purposes of issuing a Completion Certificate.
If you are selling property that has been altered or extended, you need to provide evidence to prospective purchasers that the building work has approved and inspected by a Building Control Body under the Building Regulations. This evidence is in the form of a Building Regulation Completion/Final Certificate and/or Approval Notice (called 'authorised documents' in The Home Information Pack Regulations 2006, due to come into force on the 1st June 2007)
Legal entitlement to a Completion Certificate is subject to conditions. In cases where the Council is not told that building work has been completed, or the building is occupied without addressing outstanding Building Regulation matters, a certificate is not issued.
Despite the best efforts of the Council's Building Control Surveyor's, many homeowners who undertake building work fail to obtain a Completion Certificate.
FROM THE 31ST JANUARY 2007, A FEE WILL BE PAYABLE TO RE-OPEN ARCHIVED CASES FOR THE PURPOSES OF ISSUING A COMPLETION CERTIFICATE.
Other charges are now payable where we are requested to withdraw a Building Regulation application and refund the application fee, or asked to re-direct inspection fee invoices.
