| Affordable Housing Statement |
Required when 15 or more dwellings are proposed, or sites of 0.5 hectares or more. Information concerning both the affordable housing and any market housing for example, the numbers of habitable rooms and/or bedrooms, or the floor space of habitable areas of residential units, plans showing the location of units and their number of habitable rooms and/or bedrooms, and/or the floor space of the units. If different levels or types of affordability or tenure are proposed for different units this should be clearly and fully explained. The affordable housing statement should also include details of any Registered Social Landlords acting as partners in the development. See Solihull UDP 2006 and Supplementary Planning Guidance "Affordable Housing" adopted May 2003 for further information. |

| Biodiversity Survey and Report |
Required for development where protected or priority species are known or strongly suspected to be present, including development involving the demolition of pre - 1914 buildings with gable ends or slate roofs, and development affecting designated sites or priority habitats. Where a proposed development may have possible impacts on wildlife and biodiversity or protected species, information should be provided on existing biodiversity interests and possible impacts on them to allow full consideration of those impacts. Information on any proposed mitigation and/or compensation measures will also be needed. This may include works to older buildings or roof spaces where bats may be present, removal of trees, scrub, hedgerows or alterations to watercourses. A protected and priority species survey and assessment will be required for proposed development where protected or priority species are known or there is a reasonable likelihood that they will be present. Where a development is likely to affect designated sites and priority habitats the applicant must submit an ecological/geological survey and assessment. The Council has also produced a simple 'trigger list' for proposals that will require a protected/priority species survey and assessment and/or an ecological/geological survey and assessment. |

| Environmental Statement |
The Town & Country Planning (Environmental Impact Assessment) Regulations, as amended, set out the circumstances in which an Environmental Impact Statement (EIA) is required. An EIA may obviate the need for other more specific assessments. It may be helpful for the developer to request a 'screening opinion' from the LPA before submitting an application. |

| Flood Risk Assessment |
Required for proposals over 1 hectare in Flood Zone 1, and all proposals for new development in Flood Zones 2 and 3 as designated by the Environment Agency. Also any designated 'critical drainage area' and any site where the Environment Agency and/or other bodies have indicated that there may be a drainage problem. The FRA should identify and assess the risks of all forms of flooding to and from the development and demonstrate how these flood risks will be managed, taking climate change into account. It should identify opportunities to reduce the probability and consequences of flooding and should include the design of surface water management systems including Sustainable Drainage Systems (SUD's) and address the requirement for safe access to and from the development in areas at risk of flooding. | Transport Assessment |
Required for all major applications, other development which has significant transport implications, and development which meets the criteria set out in Appendix B of "Guidelines on Transport Assessment" (March 2007) DFT". The coverage and detail of the TA should reflect the scale of the development and the extent of the transport implications. For smaller schemes the TA should simply outline the transport aspects of the application, while for major proposals the TA should illustrate accessibility to the site by all modes of transport, and the likely modal split of journeys to and from the site. It should also give details of proposed measures to improve access by public transport, walking and cycling, to reduce the need for parking associated with the proposal, and to mitigate transport impacts. Should include a movement map showing routes for sustainable access to services etc. Accessibility modelling may also be required. Should also include assessment of road safety issues and proposals. | Foul Sewage and Utilities Assessment |
Required for all major developments Details of the existing drainage system to which any connection is proposed. A fuller foul drainage assessment will be required for development involving the disposal of trade waste or foul sewage effluent other than to the public sewer. Should include a full assessment of the site, details of the method of storage, treatment and disposal, location and suitability for storing, transporting and treating sewage. A foul/non main drains assessment will be required where connection to the main drains sewer is not practical. | Land Contamination Assessment |
Required for all developments creating additional floorspace where contamination is known or suspected Should include an extended assessment of contamination in line with PPS 23. Sufficient information should be provided to determine the existence or otherwise of contamination, its nature and the risks it may pose, and whether these can be satisfactorily reduced to an acceptable level. This should be in the form of a report which comprises a desk study, a walkover site reconnaissance, and a conceptual model identifying potential pollutant sources, pathways and receptors as a basis for assessing the risks and appraising the options for remediation. |
