Applications for Other Types of Consent

Conservation Area Consent
Biodiversity Survey and Report Required for development where protected or priority species are known or strongly suspected to be present, including development involving the demolition of pre – 1914 buildings with gable ends or slate roofs, and development affecting designated sites or priority habitats.

Where a proposed development may have possible impacts on wildlife and biodiversity or protected species, information should be provided on existing biodiversity interests and possible impacts on them to allow full consideration of those impacts. Information on any proposed mitigation and/or compensation measures will also be needed. This may include works to older buildings or roof spaces where bats may be present, removal of trees, scrub, hedgerows or alterations to watercourses.

A protected and priority species survey and assessment will be required for proposed development where protected or priority species are known or there is a reasonable likelihood that they will be present.

Where a development is likely to affect designated sites and priority habitats the applicant must submit an ecological/geological survey and assessment.

The Council has also produced a simple 'trigger list' for proposals that will require a protected/priority species survey and assessment and/or an ecological/geological survey and assessment.

Demolition of pre –1914 buildings with gable ends or slate roofs
Photos/photomontages showing the whole building and its setting and/or the particular section of the building affected by the proposals Required for applications for conservation area consent and listed building consent.

These should show the whole building in its setting, and/or the relevant section of the building affected by the proposals, as appropriate.

Listed Building Consent
Structural Survey Required for applications involving the conversion or demolition of a listed building, and for conversions/re-use of existing buildings in the Green Belt. For demolition or conversion proposals
Heritage Statement Required for any application which has the potential to cause significant disturbance to an archaeological site, or to have a material impact on a listed building or ancient monument.

Should comprise, as a minimum, a written statement analysing the significance of the heritage asset and the impact of the proposal upon it - detail and extent to be proportionate.

Hedgerow Removal Notice

Proposed demolition of any buildings or structures where protected or priority species are known or strongly suspected to be present, having regard to the further guidance referred to in the explanatory notes. Includes demolition of older buildings and roof spaces.
Tree survey/arboricultural implications Required for prior notifications for demolition likely to affect protected trees on or adjacent to the site, and for any applications likely to affect existing trees on the site

Survey information plus details of trees to be retained and means of protection and method statement needed in accordance with BS5837 'Trees in Relation to Construction - Recommendations'.

Where the application involves works liable to affect any trees, on or off the site, that are affected by TPO or Conservation Area legislation.
