Fees

The following is a summary. A complete list of fees is available (attached right). A Fee Calculator is available from the Planning Portal

Since the 6th April 2008, the fee MUST be submitted with the application. An application will be classed as an invalid application without the full fee.

Changes to the planning fees regulations took effect on Friday 26th February.  The amendments introduce a fee for new applications for non-material amendments of £25 for householder applications and £170 in any other case.  They also introduce a new fee for applicants wishing to apply for a grant of a replacement planning permission subject to a new time limit - the new fee for such applications is £50 for householder applications; £500 for major developments; and £170 in any other case.   Finally, the amendments also reduce the maximum fee payable for applications under Schedule 1, Part 2 category 9(b) of the fees regulations from the previous £250,000 to £1,690.

  • "other" buildings relates to buildings that are not dwellings or agricultural buildings. For example industrial, warehouses, shops, sports halls, hotels, care homes etc.
  • Reserved Matters applications attract the same fee as a full application.

Please note

  • Since the 6th April 2008, the fee MUST be submitted with the application. An application will be classed as an invalid application without the full fee.
  • It will assist the speedy processing of applications if applicants complete the application form provided when paying the fee.
  • Cheques to be made payable to Solihull Metropolitan Borough Council. It is helpful if Planning and Building Regulations fees are submitted on separate cheques.
  • On the 6th April 2006 new regulations came into force requiring a fee to be made to mineral and waste planning authorities (mwpas) for the monitoring
    of mineral and landfill sites in England.  Please see the guide "Fees for monitoring of mining and landfill sites in England A guide to implementation and good practice" for further details.

A fee is NOT required for:

  • Applications for Listed Building Consent or Conservation Area Consent.
  • Consents required by a condition attached to a planning permission (and does not relate to "reserved matters").
  • The Disabled: Work to improve access to and within public buildings and dwellings for people with a disability or in the provision or adaptation of facilities for use by disabled persons without assistance, for their health, safety, welfare and convenience.  
  • Article 4 Directions and Planning Conditions removing Permitted Development Rights: Applications required because of the removal of permitted development rights by a condition or by an Article 4 Direction.
  • Revised Applications: Where the same applicant submits one further application within twelve months for the same character or description of development on the same site following the granting of planning permission, a withdrawn or refused application or the dismissal of an appeal. The twelve month time period runs from the date of submission of the first application if that was withdrawn, or from the date of the refusal notice.
  • Tree Preservation Orders: Application to carry out works on tree(s) subject to a Tree Preservation Order.

Reductions

A reduced fee can be claimed for the following:

  • Applications by Parish etc. Councils: Half the normal fee (including Adverts).
  • Playing Fields: For Sports clubs etc. £335
  • Alternative Applications for One site: Highest of the fees applicable for each alternative and a sum equal to half the rest.
  • Development Crossing Authority Boundaries: Only one fee, paid to the authority having the larger site, equal to one and a half times the amount which would have been payable to a single authority or the sum of the fees for each authority calculated separately, if less.
  • Application to continue an Existing Use or Retain an Existing Building: Without complying with a condition attached to an earlier permission, including one which requires the cessation of the use or the removal of the building at the end of a specified period, £170.
