Local land charge searches

There are three types of searches:

LLC1

This deals with the charges registered against the property by Solihull council, such as tree preservation orders, renovation grants, conservation and listed building status, road agreements, conditional planning applications and enforcement notices. From the 25 April 2022 all such requests should be made directly through the HMLR portal.

Personal search

Personal searches of the Local Land Charges Register are dealt with as a request made under the Environmental Information Regulations 2004. Such requests should now be actioned directly through the HMLR Portal , Business Gateway and on HM Land Registry’s GOV.UK pages.

Highway information requested under EIR

Requests for Highway data are dealt with as a request made under the Environmental Information Regulations 2004.

We deal with requests on a first come first serve basis with an aim to providing the information as soon as possible and no later than 20 working days following the date of receipt of your request. Results will be returned by email. Please use our ordering form ordering form and email your request to HighwaysEIR@solihull.gov.uk.

CON29

This form has optional and compulsory questions and covers road schemes, planning, environmental histories and notices affecting the property. These will continue to be actioned by SMBC. Please refer to details below regarding our fees.

  • Fees 2023/2024

Search fees from 1 April 2023 (Including VAT) will be charged at:

  • CON29 Only (Residential) £243.60
  • CON29 Only (Commercial) £258.10

CON29O 2023/2024 Fees

  • Q4 - 22 (Residential & Commercial) £25.70
  • Additional question (Residential & Commercial) £31.90
  • Additional Parcels (Con29) (Residential) £33.40
  • Additional Parcels (Con29) (Commercial) £41.30

CON29 2023/2024

We offer a choice of official searches and data bundles of the CON29. Please include VAT amount in your payment e.g. £243.60 for a residential con29.

  • Fees 2024/2025

Search fees from 1 April 2024 (Including VAT) will be charged at:

  • CON29 Only (Residential) £260.00
  • CON29 Only (Commercial) £274.90

CON29O 2024/2025 Fees

  • Q4 - 22 (Residential & Commercial) £27.40
  • Additional question (Residential & Commercial) £34.00
  • Additional Parcels (Con29) (Residential) £35.60
  • Additional Parcels (Con29) (Commercial) £44.10

Submitting searches

Pay online

When making an online payment please use the postcode of the property you are searching on as the payment reference. Email your Con29 forms, (VAT) payment receipt, together with a plan outlining the property to be searched on to landcharges@solihull.gov.uk.

Please enclose the following documents:

  • a completed CON29R or CON29O, (you can obtain these forms from your solicitor or law stationers)
  • a cheque made payable to Solihull Metropolitan Borough Council
  • the full address (or plot number and location) and a plan (based on Ordnance Survey maps) showing the boundary of the property/land clearly edged in red
  • the return address for the search results
  • search results can be returned by email if requested

The National Land Information Service (NLIS)

The National Land Information Service (NLIS) connects directly to land and property information held by councils, central government and other official sources of land and property data. It is fully accessible, authoritative and comprehensive.
