National Validation Checklist

All planning applications must be accompanied by a set list of information. Without this information, the application will be invalid.

We also set additional Local Validation. It is important to consult both of these lists before submitting your application. Without the correct information supplied, according to the criteria, your application will not be processed.

Criteria What is needed

Application Form

  • All information requested
  • Signed and dated

Cost of application

  • Correct fee payable for application or clearly stated reasons for non payment

Location Plan

  • Drawn to a 1:1250 or 1:2500 scale
  • Based on current map
  • The direction of North must be clearly marked
  • Surrounding properties; named and numbered
  • Application site edged in red
  • Any other land owned by applicant edged in blue

Site Plan

  • Drawn to a 1:200 or 1:500 scale
  • Based on current map
  • The direction of North must be clearly marked

 

 

  • Proposed development in relation to site boundaries and existing onsite buildings with complete written dimensions
  • All buildings, footpaths and roads on adjoining land including for access
  • All public rights of way crossing or adjoining the site
  • All onsite trees, and trees on adjacent land, affected by or affecting the development
  • Extent and type of any hard surface
  • Boundary treatment to include proposed fences and walls

Design and Access Statement (DAS)

  • Submitted to clearly explain and justify development
  • Details supplied depend on the complexity of development
  • Design principles and concepts applied to proposed development
  • Pre-application discussion results as relevant
  • Explanation of how Conservation Areas have been accounted for as relevant

Agricultural Holdings Certificate

  • Required whether or not site includes agricultural land
  • Not required when applying for:
    • Reserved Matters
    • Renewal of temporary Planning Permission
    • Discharge of variation or conditions
    • TPO consent
    • Express consent to display advertisements
  • Signed and dated

Existing and proposed drawings – Elevations

  • Drawn to a 1:50 or 1:100 scale
  • Must be drawn to same scale as:
    • Floor Plans
    • Site sections and levels
  • Blank elevations must be supplied as relevant
  • Proposals in relation to existing elevations
  • Details of all sides of proposal
  • Indicate, where possible:
    • building materials and style
    • window(s) materials and finish
    • door(s) materials and finish
  • Proposals in relation to adjoining properties including openings for all properties

Existing and proposed drawings –Floor Plans

  • Drawn to a 1:50 or 1:100 scale
  • Must be drawn to same scale as:
    • Elevations
    • Site sections and levels
  • Existing buildings and walls to be demolished
  • Details of existing buildings
  • Proposals in relation to adjacent properties; named and numbered

Existing and proposed drawings – Roof Plans

  • Drawn to a 1:50 or 1:100 scale
  • Can be drawn to 1:50 scale when other drawings drawn to 1:100
  • Indicate roof materials used including location of each
  • Relationship with adjoining properties

Existing and proposed drawings – Site sections and floor and site levels

  • Drawn to a 1:50 or 1:100 scale
  • Must be drawn to same scale as:
    • Elevations
    • Floor Plans
    • Roof Plans
  • Must relate to DAS
  • Levels must relate to fixed reference point off site
  • Cross section through proposed buildings
  • Both existing and proposed ground levels; to include:
    • foundations
    • eaves
    • how adjoining land encroachment is avoided
  • Details of relation to, or modification for, existing ground level differences
  • Details of relation to neighbouring development ground levels
  • Details of relation to adjoining building ground levels

Ownership Certificates

  • Certificate A, B, C or D, as relevant, to be signed and dated
